UAE audit services

Passive fire protection audits for UAE assets.

Independent fire stopping inspections, compartmentation surveys, post-build reviews, and corrective action reporting.

01

Passive Fire Protection Audits & DCD Readiness

A focused, independent view of passive fire protection condition before an inspection, insurance review, renewal, handover, or after follow-on construction works.

  • Compartmentation survey and fire stopping inspection
  • Manufacturer materials and installation compliance check
  • Post-build inspection where M&E or finishing works may have disturbed installed fire seals
  • Prioritised risk register
  • Clear readiness conversation
02

Detailed Corrective Action Reports

Evidence-led reports that turn observations into a practical sequence of corrective action your team can own.

  • Location-specific findings
  • Photographic evidence and references
  • Remedial priorities for delivery teams
03

Sub-Consultancy Support

Technical capacity for engineering consultancies and project teams that need an independent passive fire protection specialist.

  • Defined scope, quietly integrated
  • Survey and reporting support

Standards behind the inspection

Our inspection methodology.

We assess passive fire protection against the applicable UAE Fire and Life Safety Code of Practice, the approved fire strategy and the relevant authority requirements for each project. Where applicable to the agreed scope, we use internationally recognised ASTM inspection practices to examine installed firestopping and fire-resistive joint systems.

ASTM E2174

Through-penetration firestop systems

Inspection practice for installed firestops around services passing through fire-rated walls and floors, such as pipes, cables and ducts.

ASTM E2393

Fire-resistive joints and perimeter barriers

Inspection practice for installed joint systems and perimeter fire barriers, including movement joints and curtain wall fire containment.

Evidence, not just a tick box.

Depending on the project stage and agreed inspection scope, checks may include witnessing installations or post-installation verification, with sampling determined by the applicable standard and project requirements. Our written findings identify deficiencies and record their physical locations so the next action is clear.

Where it matters most.

High-rise buildings, complex occupancies and projects approaching handover or authority inspection can need closer scrutiny. The required inspection regime depends on the building, the approved documents and the relevant UAE authority; we agree the scope before work begins.

How an audit works

Scope agreed. Evidence gathered. Report delivered.

01

10-minute introduction

Tell us what is on your desk — an inspection, a renewal, a handover, or something you have observed. We confirm whether Pyroneer is the right technical fit.

02

Scope agreement

We define exactly what needs to be seen and why. Scope, access, timeline, and fee are agreed before any site work begins.

03

Site audit

A methodical, evidence-led survey of passive fire protection conditions. Every finding is documented with location reference and photographic evidence.

04

Corrective action report

Location-specific findings with a prioritised remedial sequence your team can act on — or present to an insurer, regulator, or contractor.

Typical engagement focus

Where we add clarity.

Typical scopes for independent passive fire protection support across UAE asset types.

Pre-DCD readiness
Commercial, high-rise, and complex assets

Compartmentation, fire-stopping, and service penetrations reviewed against observed site conditions and the agreed brief.

Outcome

Clear, location-specific priorities to support inspection readiness and remedial planning.

Post-build survey
After M&E and finishing works

Installed fire seals and penetrations checked where later trades may have disturbed passive fire protection.

Outcome

Evidence-led findings so teams can restore protection before handover or occupation.

Structural steel protection
Intumescent coating systems

Specialist inspection support for intumescent paint systems protecting structural steel.

Outcome

A technical view informed by NACE and ICorr certified specialist capability.
